KLAPKA RESIDENCE is located in the BRAYTIM area on Josef Klapka street nr. 14-16 Timisoara. The building is structured on the ground floor and two floors (P+2E).
Located in the vicinity of the Triad art gallery, it is integrated into the area by the volume of retained elegance and by the warm, contemporary materiality, defined by the brick plywoods and combinations of dark white and gray tones that emphasize the formal ensemble, integrates 18 apartments with various planning, free space, ample windows and generous terraces being common characteristics that define these dwellings.

Residents will be able to enjoy the green spaces that delineate the perimeter of the building and the playground for children.

The building has 21 parking spaces in the inner courtyard, near the green spaces.

Infrastructure
The underground structure of the building is from BETON ARMAT.
Ensuring the escape of persons from the building in case of fire is carried out through the stairwell on the ground floor.

Superstructure
The above-ground structure of the building is made of masonry with brick Porotherm, STALPI of BETON ARMAT, GRIGRINI PERIMETRALE, contour of BETON ARMAT.
On the outside, the walls of the condominium are made of 25 cm Phorotherm brick blocks, plated with knauf Insulation basaltic mineral wool (KIDP207) 10cm thick. Mounting ceilings logiand wall socket logie with extruded polystyrene of 5-10cm. The adhesive used for thermosystem and vspacle mass is SikaHome Insulated Mineral Wool.
Inside, the boundary walls between the apartments are made of masonry with brick blocks Phorotherm (thickness of 10-25 cm). The subdivision walls of the apartments will be made of with Brick blocks Porotherm (thickness of 10-25 cm). The masking walls of the columns transiting the apartments will be made of drywall on the metal structure.

EXTERNAL FINISAJES
On the facades of the building is applied the apparent brick Klinker R268NF9 and the decorative plaster Baumit SilikonTop (granuation 1,5 mm). The covering of the building will be made type TERASA, the coating being made type thermo-hydro system, with basaltic wool Kanuf SmartRoof Thermal thickness 20cm, bituminous membrane vapor barrier Bauder DS2, PVC membrane Bauder Termofol U20, following that the roof of the terrace is protected with decorative gravel. The logs will be waterproofed with bauder bituminous membrane in two layers.
Metallic fabrics (balcony railings, stairwell, fence, access gates, entrance awning) will be painted in electrostatic field.

INTERNATIONAL FINISAJES
In common spaces, the walls of the access staircase house and hallway will be made of plastered brick masonry (with Baumit mechanized plaster), glazed in three layers and painted, with white washable paint.
All floors inside the apartments will be done on the entire surface of the tile as follows:
- phonoisolation and thermal insulation of extruded polystyrene;
- separator foil,
- a poorly reinforced cement screed;
- specific finish adhesive;
- in the living room and bedroom areas, the floor is made of parquet;
- in the kitchen and bathroom areas, the floor finish is with ceramic tiles (grey).
In apartments, the concrete slab and beams will be gleaned and painted in washable white. The walls will be finished with plaster of cement glazed and painted in washable white.
The ceiling will be plasterboarded on the metal structure and painted with white washable.

EXTERIOR TAMPLARIA
The glazed surface of the condominium is executed with aluminum TAMPLARIE with tripane glass, profiles painted in electrostatic field with the color RAL 7016.

INTERIOR TAMPLARIA
Access door in the apartment – Security door class 2 Europeana, on the metal structure, with phonoisolating core, perimetral rubber lining, multiple closing points.
The interior doors will be cellular type, with perimetral structure of woody fiber core of perforated PAL, melamine or vinyl finish.

ACCES AND IMPREJMUTION CONDOMINIUM
The car access alleys and parking will be made of the BA16 asphalt mix.
The complex will have two automated car access gates and a pedestrian gate with intercom.
The 18 apartments are grouped into a single building body.

ELECTRICAL INSTALLATIONS
The indoor/outdoor electrical installation will be carried out according to the regulations and legislation in force (RO), as well as with compliance with and realization of the six essential quality requirements according to Law No. 10/1995 and Normative C56/2002 for checking the quality of related works and installations: (I) – Mechanical resistance and stability; (II) – Fire safety; (III) – Hygiene, health and environmental protection; (IV) – Safety in operation; (V) – Noise protection; (VI) – Energy saving and thermal insulation.
The distribution of electricity will be carried out through a distribution network Type TN-S (L1+L2+L3+N+PE).
In order to count the energy consumed, individual meters will be provided at each apartment, mounted on the stairwell; the common parts will be counted separately, the voltage supplied being 230 V.
Columns for the supply of electrical panels shall be made with cables delayed in flame propagation and reduced emission of toxic gases (cyYF or silimar 0.6/1kV copper conductors, placed on metal gutters or PVC protective tubes).
The electrical panels will be made in accordance with SR EN 60439-1 and will be provided with 20% spare space for further expansions.
The escape routes established by the "Fire Safety Scenario" will be provided with safety lighting according to I7-2011.
The installation for the grounding outlet will be in accordance with the Regulations in force (SR HD 60346-5-54/2007, I7/2001). This will be done by laying in foundations (pillars and concrete beams), on the contour of the building of a horizontal electrode of OL-Zn 10 mm.
The external lightning protection system (IEPT) will be made with a lightning rod with a priming device.
In the apartments will be made wiring for voice-data, telephony and CATV installations.

INCALZATION INSTALLATIONS
The thermal installation will be carried out according to the regulations and legislation in force (RO), as well as respecting and fulfilling the six essential quality requirements according to Law No. 10/1995 and Normative C56/2002 for checking the quality of related works and installations: (I) – Mechanical resistance and stability; (II) – Fire safety; (III) – Hygiene, health and environmental protection; (IV) – Safety in operation; (V) – Noise protection; (VI) – Energy saving and thermal insulation, supplemented by MLPTL Application Guidance No. 31/N of 02.10.1995, on the Regulation on State Control in Construction (C 31).
The heating of the condominium will be carried out using individual thermal plants (brand Viessman) that will produce heat agent hot water 80/60oC and domestic hot water prepared instantly at a maximum temperature of 60oC, which will have in the component a standard automation.
The thermal power plants will be located in the kitchen, using as a source of methane gas GN from the E-ON network, the distribution of the gas installation being carried out on the stairwell, individually metered. The safety features will be provided according to the ISCIR rules.
The heating system is floored, with temperature adjustment on multiple areas.

CLIMATIZATION AND VENTILATION INSTALLATION
The air conditioning and ventilation installation will be carried out according to the regulations and legislation in force (RO), as well as respecting and carrying out the six essential quality requirements according to Law No.10/1995 and Normative C56/2002 for checking the quality of related works and installations: (I) – Mechanical resistance and stability; (II) – Fire safety; (III) – Hygiene, health and environmental protection; (IV) – Safety in operation; (V) – Noise protection; (VI) – Energy saving and thermal insulation, supplemented by Normative I5-2010 and MLPTL Application Guidance No. 1/N of 02.10.1995, on the Regulation on State Control in Construction.
An individual Toshiba air conditioner will be installed in each apartment, with outdoor units located on the roof. Condensation collection will be carried out gravitationally through a distribution of pipes from PP (polypropylene).
Sanitary groups, bathrooms and kitchens are ventilated both naturally and mechanically by installing a system of fans collected in a vertical network of distribution tubing, the vents being directed on the non-circulating terraces of the building.

SANITARA INSTALLATION
The sanitary installation and indoor/outdoor sewerage will be carried out according to the regulations and legislation in force (RO), as well as respecting and carrying out the six essential quality requirements according to Law No.10/1995 and Normative C56/2002 for checking the quality of related works and installations: (I) – Mechanical resistance and stability; (II) – Fire safety; (III) – Hygiene, health and environmental protection; (IV) – Safety in operation; (V) – Noise protection; (VI) – Energy saving and thermal insulation, supplemented by Normative I9-1994 and I9/1 – 1997.
The supply of drinking water is provided from the public network located in the area, the metering of cold water consumption will be achieved by mounting on the house of individual meter stairs.
Household sewerage facilities will be discharged to the street sewerage network in the area via a connection house.
Sanitary groups will be provided with ceramic sanitary items (WC pot mounted on the frame, shower tub or gutters with glass booth/separation and valve).
The meteoric waters on the terraces are collected with the help of an outdoor storm sewer installation and then discharged into the sewer collector.

The building is not equipped with fire-extinguishing equipment (Hydrants).
